Trying To Decide Where To Re-Locate

We are putting an offer in on a 11 acre plot outside of Goldonna, LA. If that doesn't pan out, we have our #2 choice just outside of Rayville, LA.

Nice lot size! Wife and I live on 9.5 acres in Winnsboro SC and the land serves us very well. Enclosed deer proof garden, chickens, deer galore, mushroom foraging, fruit trees, butterfly gardens, wildflowers, privacy, poking around in the woods, target shooting, needless to say, smoking and grilling, etc. It's made our lives infinitely better. My wife found a 10 point buck skull a couple of weeks ago behind our house! The various cellular WiFi cams we have show a fascinating glimpse of all the critters as well as provide great peace of mind. Working on a metal and glass greenhouse as we speak. Congrats! The work will never stop but the rewards outweigh the work!
 
Well, the Goldonna, LA property fell through, so we had to go back to the search phase. Luckily we aren't tied to a particular region so possibilities are wide open.

So, now were fixing to put an offer in on a place in east Texas. Our current house hit the market and already has a few offers and a few more expected to be coming in, so one way or another, we plan to be out of here in the next 45 days.

That being said, now we need to start looking at the logistics of moving. I've spoke to several moving companies and have come to the determination that their business practices are shadier than a Minnesota Learing Center and getting a legit quote is next to impossible with the games they seem to want to play. So now I'm looking at the idea of using PODS and just doing it myself as we're getting rid of most of the bigger, heavier stuff. Anyone have any experience using PODS, how was it?

We used PODS before on a move a few towns over. It worked well for us. Much nicer to have a few days to get the pod loaded up in your driveway than feel pressured to do the whole thing in a day or two using a moving truck. Much easier to get things in and out of as well since it sits on the ground. Pickup, storage and delivery were pretty slick too.

Our last move was cross country and we used United Van Lines through my employer. It was a full pack love and was hit and miss. The local crews that did the packing and unpacking left a bit to be desired, but for the few broken items the insurance claim process wasn't terrible.

Wow, that's crazy! When we bought the house we're currently in, we listed our old home on Feb 1, had 13 offers 3 days later on the 4th, accepted the one that we liked, put in the offer on the new home, and closed/moved March 5th. 33 days from listing to being sold and moved.

That is because there are lawyers involved on both the seller and buyer.
 
Best of luck on the sale, purchase and move. about 3.5 years ago we moved back home to Colorado from Utah. It can be stressful, I was stressed, my wife was more the excited type. I am glad its over, everything worked out pretty well over all.

Good luck and how exciting! We are relocating this summer from Indy to our home north of Knoxville, TN. Doubt it'll be our forever home. I still want warmer so we're looking at N. Florida. Checking out Fernandina Beach this weekend. Would like property, but we're worried we won't be able to meet people as easy as if we were a little closer to neighbors. Excited for what the future holds none the less.
 
I am in North Texas, and I would choose OK, and Eastern OK for the beauty, lakes, and more rolling land. I like the area around Eufaula, OK, great lake, rolling landscape, reasonably priced land, and cost of living.

I had to look Buna up. Looks like a nice small town. Population under 2500 at last count. I have come to love small towns. My town is 8600, but very spread out. Love it!

If your looking for no cold winters I would check off WVa Kentucky I have been in lots but vs WVa I would take the latter. Only thing Kentucky offers IMO over WVa is bourbon breweries and trophy deer hunting. WVa has the lowest cost for real estate and with star link high speed access is no longer a issue for rural living.

If you want a place as without a winter season honestly as I e that's already been mentioned I would look hard at Alabama. You could look say an hour or so north of a place like Gulf shores and have day trips well within access for gulf beech and fishing boating etc yet still be living in the sticks on your hobby farm. You get great farm local produce as well if you choose. That's a big thing for my wife and I. We basically had your situation but we were living in Nva just outside WDC in Falls Church City. We have 3 daughters we were homeschooling. Wife worked remote etc.. We realized how much we were spending and crazy taxes plus the areas political/social was in a unfavorable direction for us. The only reason would have been at the time great schools but we were homeschooling yet still paying about $16k in real estate tax and this back in 2000. We backed up and moved right next to WVa north west of Winchester. Now I wish we had gone just of r the border into WVa. We were only 5 miles from it .

I have spent lots of time in most all the areas you are looking at plus a few like Alabama.
I would not take Missouri as I have never been to an area with more regular severe weather. Worst storms I have ever been in was Missouri. Crazy storms that spin off micro bursts and tornados, Only thing worst was 2 cat 5 hurricanes and one tornado outbreak in Ok. But in MO the weather comes out of nowhere. It's freaky

I would take:
WVa over Kentucky
Alabama over Louisiana especially if you plan to be in the lower half of the state

Do you like hilly mountain area or not. Do you want winter but want 4 even seasons not long hard winters of the upper north and very low real estate cost WVa is it. No real winter at all Alabama , pick North or south region based on the temp and topography you want. North hilly mostly rural outside big cities, South flat with the gulf and typical weather that comes with it. Alabama Gulf is a hidden gem compared to the tourist and population of Florida, Texas.

Out of all the places my picks based on your comments would be Alabama or WVa. Alabama North South are very different so that's a personal preference flat vs hilly. WVa rural area is very similar it's river valleys, hills, and then mountains. Not the like out west but still real East Coast more so then North border of Va.
 
Well, it just got real. I current home went live on the market Thursday afternoon and has had 5 showings. Already received 1 offer $5k over list and our agent is expecting 1 more offer to come in tomorrow. Either way, the weight of selling the current home is off my back and now feeling much better having just written our offer for the new place in Texas. If all falls into place, moving day is 7-1-26. 🥳
