Trying To Decide Where To Re-Locate

I don't know if I can call it the best out of your list, I am biased against Louisiana due to a month I spent on Fort Polk, but I live to the south west of Kansas City in Missouri and have to say it is a pretty good place to live. And I can give you some insight that may help you make a decision.

The support for homeschooling is pretty good, we did the home school thing from K through 8th grade. When it was time for high school we decided to go with a private academy. But that was due to things other than state laws.

As long as you stay out of KC and St. Louis I think you'll find your politics match the locals. That is an issue though, for anything big, KC and St. Louis tend to dominate, and they are much bluer than the state as a whole.

Based on your price range and land wants you would be pretty far out of the KC area. But since you have flexibility you can look near Joplin and Springfield. If I wasn't tied to a job in KC I'd be looking to move closer to Stockton Lake. If you like being on the water it is wonderful. One thing I will note if you decide on Missouri, consider getting 20 acres of land. Everyone I know, myself included, that got between 1 and 10 acres wishes they had gone for 20. The reason being that 20 acres is when you can qualify for agricultural zoning for property taxes, farmer deer tags, and other advantages.

If you have any questions please let me know.

*Edit* One thing I forgot to mention. The state currently does have an income tax but there is work going on to eliminate it. I'd like to say it has a good chance of happening, but as I said, KC and St. Louis dominate on the major issues. So I'm not optimistic.
How's the Greencastle area?

WHAT?
No one has included GA in their search?
Come on down boys the weather is great and we have plenty of room.

We may end up in GA since my daughter lives there.

Come on down Chris.
I remember she's in a nice area outside of ATL. Same my daughter.
The Governor has put a freezer on sales tax for gas and we are way below the national ave.

How's the Greencastle area?
Lovely area but pretty remote. I've never been to Greencastle specifically but it is about 60 miles from Jamesport. Jamesport is an Amish community that has a good tourist trade. We visit Jamesport regularly to visit some of the shops and the farmers market.

You'd melt this northerner in your summers Keith!

I'll choose specifically southwestern Missouri for you. Here's why.

-Rural land everywhere.
-Close to Belavista, Bentonville, and Fayetteville Arkansas so access to modern life.
-reasonably close to I-40 so travel east or west is easy.
-The Ozark mountains are beautiful, the rivers and creeks are crystal clear. And wildlife is abundant.
-low taxes and soon no income tax
-the people are friendly

Our 2nd home is in that area so I'm a bit bias. You'd also be close to Beaver lake, a very nice clear water lake. We have 40 acres of land so hardwood for the smoker is free for us but even buying hardwood is very affordable. Deer are plentiful etc.

Nice to meet another homeschooler, our 2 youngest children have been homeschooled since birth. Our youngest son is now in college. There is a good homeschool community in that area. Summers get warm, mid 90's and there is a distinct winter but it doesn't go on forever. Out in the county their are essentially no building codes beyond septic and plenty of folks do the barndo style house, some even put up a barn, install a wood mill and harvest lumber from their land to build a home. I see land for sale all over when we go up there, some raw and some with various levels of improvement done. The land is affordable and can be picked up for between $3000 and $8000 an acre depending. Most of the land I see is closer to 20 and up to 500 acres but there are also plenty of 3-10 acre lots for sale closer to some of the small towns. We like the buffer and benefits of acreage.

We will eventually retire up there and operate our little homestead God willing.

Good luck wherever you go!

Cheers

Quig,

I am somewhat surprised you want to move someplace where it is very humid.

The Southwest would be mo' better for me.

I was in Wisconsin 2 years ago . Around the Dells area . The AC in the house we rented wasn't working . Called the managment gal , and she told me " I wasn't used to the humidity " Lol .
OK .

KY land prices are going up. 160 Acres down rd from us is on auction next month. Auction sign say 28 parcels, has 4 br house, barn, cattle fields.

In 2015 we decided to go across the state line to Alabama b/c they didn't tax milit retirement but I think Georgia has since stopped that too. I will say you get more yard and more house for your buck in Alabama generally speaking

On your list it would be Louisiana. You should also include Mississippi, Alabama, North Florida, South West Georgia. You will find conservative values most of the more rural areas of those states. Land prices in some places still isn't as high as other areas. We live about 4 miles from Tallahasse, FL and Georgia is about 10 miles north of us and Alabama is 40 miles. Anywhere near the intersections of these 3 states will be pretty rural but still not that far from the big city when you need to go there. Lots of AG Industry in that entire area. Stay away from the coast at least 75-100 miles we don't generally get the hurricane hits that south of us do but the coast still isn't that far away for beach days or better yet fishing
I know you have gotten your fair share of that I-10 boredom drive!!

No one has brought up hospital/doctor access while living out in the sticks. I wouldn’t really mind an hour to get to a Costco or whatever for shopping but as most people age they tend to need more pills/doctors/ambulance rides.
That concern aside, I’d vote for SW MO as well.

It appears we have settled on Louisiana...3 properties there we like, putting an offer in on our first choice Friday after we speak with our realtor here about getting this place on the market.
