Wife wants a whole new look.......
That comes into play if the stuff can be saved .
What's the damage ? Flooring and cabinets ? Wall finish and ceilings ? You already know , but if they issue a check don't cash it . I bet that 31K they offered is half of what they're thinking . Contractor has some room in there on the other side , so you have a low / high and you're caught in the middle .


Had a toilet supply break at my Mom's last year . Insurance company actually recommended a contractor . Most don't do that anymore . This guy had anything and everything in his bid , then didn't do half of it .
I just let him go along , and when it came time to pay I caught him off guard with a list of what he didn't do , and how much he was gonna to give back . When truth meets lie , there's nothing they can say but " OK "

sad part insurance only wants to give me $31K for the whole rebuild but they are specing the contractor saves the tile back splash and reuse the granite?? Wife wants a whole new look.......
....unless the contractor is a magician saving the back splash and granite (if it has corners or a undermount sink) is a tall ask...... IE the new cabs will have to be installed to perfectly match the old ones (un-square and all.....)..... I would push back with some independent contractor bids and make the insurance re-do their bids.....

I intend too when I get a quote from the contractor I settle on. Although, the first couple said they probably could save the granite.
 
When I had the kitchen remodeled in last house, I reused most of the granite.
4 pieces went to the ODK I was building and another was perfect size to sit on a cabinet I was using as a bar.
No cutting involved. I was lucky.

"probably" that would make me nervous..... but it all depends on the shape and such to get clean lines against any full height cabs/walls. if you don't have any full height, then you can hide a lot under some new backsplash, but then it comes down to the sink and if the appliances need a custom cut....
 
Hello. Daughter and Son-In-Law are entertaining the idea of remodeling their kitchen. This project would be hired out. Kitchen remodels can be very costly with probably half or more of the cost being a sunk cost and never recovered. I cautioned them to contain the remodel to a design using materials of a quality consistent with the level of quality in the remainder of the house. I'm of the belief that using high-end materials in a house of average quality only increases the sunk and unrecoverable portion of the total cost ashburn va. This got me wondering if there was a guideline or general rule regarding the budgeting of various types of remodel jobs as a percentage of the total value of the house. Such as: a kitchen remodel budget should be no more that 20% of the current value of the house. Is anyone aware of any such published guidelines?

Took me about 3 months to gut ours and remodel. Lot of work for my wife and I but very happy with results
