It has gotten really cold here and last night it got down to the mid teens.

About 1 pm today Carol went to get the mail and found this.



It is our attached garage ceiling.



It was leaking really bad at first.


I guess she caught it in time, I can't imagine if broke in the middle of the night.



The water was running right out of the electric boxes on the ceiling.

Quick thinking had me find the source and I traced it to the hot water heater and I shut off the supply line to it. I guess there are hot water pipes in the ceiling.

I immediately called Hartford Insurance and they dispatched a demolition company to open the ceiling and dry it out. In fact they just arrived.

No hot water for a while I guess.

More pics later as the demolition proceeds. I will say this Hartford is on the ball.

Bummer luck there ron. At least you caught it before all the sheet rock starting falling off. Sounds like the insurance company is taking good care of you. Make sure it's good and dry so you don't end up with a mold problem. Nasty stuff, my folks are dealing with it now from just vent pipe condensation.
 
Damn Ron, always an adventure with you. Cars crashing through, ceilings leaking, humming birds roaming.
Good thing the insurance is on the ball and getting things done. If no hot water tonight it sounds like a perfect excuse to do an overnight smoke and skip the shower.
 
Wow, Ron...glad you all caught that in time. Nothing worse than internal leaking and then when the cieling (or floor) collapses it's too late! Good to hear you insurance company is taking care of you.

Man Ron, if you didn't have bad luck, you wouldnt have any luck at all LOL. Just be glad you discovered this while you were at home, unlike our neighbors who went away last year for 2 weeks, only to find when they came home and walked in their door, they had 4 inches of water in their brand new finished basement.

Sorry to hear about your bad luck, bud. I had the same thing happen a couple years back. Well, somewhat the same thing. The water supply line to a toilet broke one Friday night the wife and i was not home. When we came home we found this...

Sorry to hear of the bad luck Ron. It was a good call to get the experts in for clean up duty. You sure as heck don't want any mold growth, that's for sure.
 
Dang it Ron. If it wasn't for bad luck you might not have any at all. You garage ceiling isn't as bad as you think as long as you have stopped the flow of water. It should be a simple fix so it's either your plumbing pipe broke or you have a bad hot water heater. So one or the other but the ceiling should dry out in no time a couple of days and then you should be able to re-screw the drywall back up. Just make sure that the contractor uses a pan head (larger then normal headed sheetrock screws) screws to re-attach the drywall. And then you will probally need to have your texture your ceiling (luckly for you) it a kockdown which is very easy to patch without too much mess and hassel. If you need Give me a call oh yea I guess I can tell you if you haven't figured it out by now I'm A drywall/sheetrock contractor.

It's an insurance job, DO NOT let them rescrew damaged sheet rock. Make sure all sheet rock that has had any water on it is replaced.
also any electrical recepticals and / or switches , lights, garage door motor that have gotten wet need to be replaced.
 
Thanks for the info guys. I am not going to do anything myself. It is definatley out of my hands and is an insurance job.

They have 4 high velocity air movers blowing cold air, feels like a damn hurricane out there.
 
Are their own contractors doing it or are yours? Has an estimate been done? You may want to get their adjuster to give you a damage estimate and cut you a check then hire it done yourself, it could be, um, profitable..
 
Sorry to hear about the leak good that you have great insurance...

You know I have heard that having a bird fly into a house is bad luck...

Do you think there is anything to that old wives tale Ron?
 
The only time I ever had a pipe burst was about 20 years ago. My son and I were playing pool and a copper joint blew apart right above our heads over the pool table. There was a drop ceiling so we quickly turned off the water, took out the two or three sections that were wet and In a 1/2 hour it was all dry. I bought three new ceiling panels and viola good as gnu.
Had we not been home and standing right under the pipe when it blew it would/could have ruined the whole basement. Talk about luck.

Would you call that good luck or bad luck?

Ron when you go outside on a nice clear Gnu Mexican day and look just above your house, is there a single black cloud hovering there? Just askin. Also Does one follow you down the street, avoiding all but you? Just askin.
 
Roger, I guess you got bit today with the bad luck thing also, I hope you dry out.

Anyway, we were without hot water and heat all weekend as no one would call back or were too busy. We used a gas fireplace and an electric heater to make it through. I finally got someone out and in an hour we were back up and running.

Ahh, hot water and heat again.
